TERMS & CONDITIONS

• All rates are quoted in Thai Baht per apartment per night inclusive of 7% Vat
• A valid credit card is required for making apartment reservations via the on‐line reservations system.
• Payments are only accepted in Thai Baht. The client is responsible for any bank charges/commissions and rate fluctuations.
• 50% payment is required at the time of booking. 50% payment immediately on arrival.
• Extra Beds may be provided, in the apartments only. Maximum, two bedroom 2, one bedroom 1, at a charge of 500 Baht per bed.
• The apartments include a fully fitted kitchen and are considered self‐catering. Meals can be provided by arrangement.
• The studio rooms have tea & coffee making facilities and a microwave only.
• All reservations are subject to availability and prices are subject to change without prior notice.
• A discount of 10% is offered to residents at Eden Fitness and Eden Health Spa.

CANCELLATION POLICY

• 30 days prior to arrival: No refund
• 60 days prior to arrival: 50% refund
• 90 days prior to arrival: 75% refund
• 91 + days prior to arrival: 5% administration charge.
• No refunds are made for early departure..
